Why did the customer contact us?

The customer contacted us for emergency water damage mitigation and structural assessment after an active leak developed in a cast-iron drain stack located at the floor level of a third-floor bathroom. In this historic home built in the 1800s, leaking drain wastewater had migrated beneath the vintage vinyl composition tile (VCT) flooring and into structural wall cavities, pushing moisture meter readings up to 99.9% saturation and threatening the underlying historic timber framing and plaster ceilings below.

Solutions provided:

We initiated an emergency water mitigation, containment, and environmental assessment plan. Due to the 1800s construction era, our technicians mandated hazardous material testing (asbestos and lead) on the vinyl floor tiles, mastic adhesives, and plaster walls prior to invasive demolition to ensure safe containment protocols. We mapped the full extent of moisture saturation using digital pin-probe moisture meters across the third-floor floor plane and wall corners. While awaiting certified testing clearance for controlled selective demolition around the failing cast-iron pipe, we established containment barriers, applied an EPA-registered antimicrobial biocide to accessible moisture pathways to prevent mould growth, and staged HEPA air filtration and dehumidification equipment for structural drying.
